A seven-story, 677-bed student apartment complex broke ground Wednesday, Oct. 7, on East Boyd Street next to the University of Oklahoma campus.

Atmosphere Norman, at 310 E. Boyd St., replaces the demolished Ray Apartments on a site that last held a two-story, 63-unit building constructed in 1959. The new development will include 209 units, more than 13,700 square feet of amenity space and an enclosed parking garage, with a target opening of summer 2028.

The project is a joint venture between Trinitas Ventures, a Carmel, Indiana-based real estate firm, and Starwood Capital Group, a Miami-based investment firm. The Norman Transcript reported the groundbreaking.

Trinitas held the groundbreaking ceremony on the Boyd Street site, according to OU Daily coverage of the event.

The developers describe Atmosphere Norman as the first institutional student housing developed within walking distance of OU in more than a decade, according to a joint venture announcement issued Sept. 9. That announcement covered three projects totaling 2,046 beds at universities in Norman, Pittsburgh and Madison, Wisconsin.

Demand has been building. OU's Norman campus enrolled a record 32,662 students in fall 2025, marking its fifth consecutive year of record enrollment, according to the announcement. On-campus housing waitlists have grown sharply, the release stated.

In the Sept. 9 announcement, Trinitas CEO and co-founder Loren King said the three university markets offered strong demand and that the firm would combine local market knowledge with its development capabilities to deliver the projects. Trinitas has developed nearly $3 billion in residential communities nationwide and carries a current pipeline valued at more than $1 billion, according to the release.

No pre-leasing date has been announced for Atmosphere Norman. The planned completion date is July 2028, according to the OU Daily.
